Do you have all the properties listed under contract?

Yes, all the properties we have listed are all under contract. We will never post anything that we do not have under contract.

Can I do diligence on the property before making a purchase?

Yes you definitely can. However, we do ask for a 48 hour notice so that we can get into contact with the owner of the property and ask permission from the tenant if the property has one in place. We also ask that an assignment contract is signed prior to sending contractors to the property.

What is an EMD (Earnest Money Deposit)?

An EMD is simply a security deposit that goes to Escrow and will go towards your property at closing. It’s a way for us to know that you are a serious buyer, but we never have access to the deposit. It is all handled by a third party title company who will be facilitating the entire transaction. It is especially important for tenanted properties, as we cannot have multiple buyers do diligence and disrupt the tenants.

Why do you ask for a non-refundable EMD (Earnest Money Deposit)?

We ask for a non-refundable EMD for a few reasons. One of the main reasons is because we do not want multiple buyers going in & out of the property especially when there is a tenant living at that property - we don’t want to be disrespectful to their residence. The second reason is because we’ve had many times in the past where the buyers will simply check out the property without any intention of purchasing it. By asking for the $1,000 non-refundable EMD we can verify that you are a serious buyer and we will do everything we can to then accommodate your needs.

I see a lot of people submitting offers on your site. How do you pick the offers and how do I make sure that I get the property first?

The way we accept offers are extremely simple. We send out assignment contracts to those who submit offers, and the very first person to sign that agreement will be the one to get the property.

What is an assignment contract?

It is a way for us to transfer ownership of the Purchase and Sale Agreement we have with the seller of the property to you.

Are your assignment fees included in the purchase price shown on your site?

Yes, all the purchase price includes our assignment fee.

Are your prices negotiable?

For some deals, we can be quite flexible and try to work with you on a price point that works for both of us. The most important thing for us is for you as an investor to feel confident in purchasing a deal from us! The best way to find out for a specific property is simply to ask.

Will I be able to outbid someone?

As soon as the assignment contract is signed by someone, we will not be accepting other offers. Therefore, we recommend making an offer or getting in touch with us as soon as possible so that you can get the deal you want.

What if I don’t have any connections near the property? Can you help me out with contractors, property management companies, insurance, and even lenders?

Yes, we definitely can. We have multiple vendors that we work with in each of those aspects and can send you a list of them once we have an assignment contract signed. You can pick from a list of our favorite vendors, and work with one that you feel most comfortable with.

Do you have cash flowing rental properties? How about fix and flips?

Yes and yes. We have deals that already have tenants in place that are great cash flowing rental properties, and we also have properties that can be a great fix and flip as well. For those who are looking to BRRRR properties, we have properties that would be great for that strategy as well - they will all be under the fix and flip category. You can filter them on our site so you can see all the deals that pertain to you.

How will the transaction process work? 

All of the transactions will be facilitated by a third party title company. We will use our existing title company unless the there are circumstances that prevent us from going with them.

Are you open to a Joint-Venture?

How long do I have to submit an offer?

As soon as our deals go live on our site, we normally get offers within 48 hours. Each property also has an expiration date, and we will remove properties accordingly.
